In order to make the real estate photography session most efficient, it is important that the property and the owner should be prepared before the photographer arrives. Following is a list of things you like to check before the real estate photography session.
General
- Minimize the number of people (and pets) in the property during the session.
- Make sure that all light globes are working where you want to photograph - both indoor and outdoor. Even during day, they will very likely be switched on for the session.
- Remove/Hide stuffs showing personal data if you are concern with privacy issue. E.g. family photos, vehicles with number plate, etc.
- Remove/Hide stuffs indicating particular time. E.g. Christmas tree. You might still need the pictures 6 months later.
- It is best pets (particularly, excited/over-friendly/stubborn/aggressive ones) not be around the photographer and the site.
Exterior
- Trim trees and bush. Mow lawns. Clean landscape. If outdoor landscape is very strong part of the property, perhaps you want to call a landscape professional.
- Colorful flowers and potted plants always help.
- Check building wall - painting, rendering, wheather boards, bricks. Do they need professional fix? Or can you do a simply re-touch or minor repair for better look?
- Remove vehicles or keep in the garage and close the garage door.
- Tidy up tools, toys, broken laundry wire, pots, etc.
- Tidy up deck, BBQ area. Position outdoor furnitures.
- Hide bins.
- Pool. Call the pool guy. Most likely you want to include the pool in the picture.
- Clean windows.
Interior
- Have a look at interior or home decoration magazines and see what they did to the bedrooms, lounges, kitchens, bathrooms or offices. Do the similar things to yours if you can.
- Make sure all light globes are working.
- Clean and polish windows and mirrors.
- Fix or replace the curtains, blinds and verticals if necessary. It is very hard to exclude those items from the pictures.
- Position the furnitures at their best places.
- Try vases with fake flowers, candles, deco items, and see if they improve the scene. They do most of times.
- Clean and polish kitchen bench, metal appliances, bathroom mirrors and tiles, shower windows.
- Again look up the magazine for bathrooms. Do the similar things to yours. Clean towels, new soap cases in a basket, candles, vases, fake flowers, plants, etc. Oh! Have you noticed that the toilet seat never left open in those magazines?
- Set up dinning table with your best dinner setting and candles.
- Remove all Post-Its, magnets, kid's drawings, personal photos from fridge and walls.
- Make beds with your best bed covers.
- Tidy and hide.
